倫敦伊莉莎白沿線 房價增漲了50%以上!! 你賺到了嗎?
自從2009年Crossrail鐵路建設確立後, 周遭的房價在這7年間平均增漲了52%!!
漲幅最高的區域是在西倫敦的Ealing和東倫敦的 Forest Gate , 7年內就成長了60%以上。
漲幅最大的15個車站中, 超過一半以上都在倫敦三區和四區, 包跨Hanwell和West Ealing等地區。
這條以英國女皇命名的伊莉莎白鐵路線 Elizabeth Line預計將在2019年完工。
伊莉莎白線西區各站的平均房價及成長幅度:
在伊莉莎白線上的平均房價約£522,192英鎊, 相較于全英國平均房價£298,863英鎊高出約54%。
其中龐德街 Bond
Street和 Tottenham
CourtRoad, 這兩站是房價漲幅最多也最貴的區域,
儘管這裡的住宅並不多。
伊莉莎白線東區各站平均房價及成長幅度:
在伊莉莎白線上房價漲幅最少的有西區的Twyford(約38%), Reading(約41%), 和東區的 Brentwood(約40%), 皆在線路的終點站附近。
儘管是房價漲幅最少的三站, 還是遠遠高於在英國其他地區的平均房價漲幅。
專家建議儘管伊莉莎白線周遭房價的大幅增漲有利於附近的民眾, 但對於要在倫敦置產的人來說, 買房的難度也相對提高許多。
尤其是伊莉莎白線的終點站西區的Reading和東區的Shenfield, 隨著鐵路開通的日子逐漸接近, 這兩區的房價也變得相當炙手可熱。
